A chimney in Clawson works from the first cold night to the last thaw, then sits damp through a humid summer. Deep freeze-thaw, lake moisture and heavy wood heat do the damage here. This is what we actually find, and what we check on every visit.
Water soaks into a Clawson chimney crown, mortar joint or brick face, then freezes, expands, and pries the opening wider. Repeat that cycle all winter and brick faces spall, crowns split, and mortar crumbles to sand. We check the crown, joints and brick on every inspection and catch it early.
Freeze-thaw works mortar joints loose until they recess, crack and fall out in chunks across Oakland County. Open joints let more water in, which freezes and opens them further, and heat starts reaching places it should never reach. Repointing sound joints early is a repair; waiting turns it into a rebuild.
Older Clawson chimneys were lined with clay tiles that expand and contract with every fire. A bitter-cold flue meeting a hot fire, season after season, cracks tiles and opens gaps at the joints. Those faults hide inside the chimney, which is why we diagnose liners on camera, not by guessing.
A heavy snowfall or ice storm in Clawson can bury a chimney cap, load the crown with weight, and leave meltwater soaking into masonry for days. A buried or damaged cap restricts the vent and lets water down the flue. After a big storm is the right time to check the top.

From the room, usually you cannot - cracked tiles sit inside the flue, above the firebox. Signs can include a smoke smell in upstairs rooms, bits of tile in the firebox, or a fireplace that drafts worse after years of good service. A camera inspection shows the tile condition directly and gives you a report in plain language.
It is serious, because open joints are how water gets in and heat gets out. Spalled brick and recessed mortar let freeze-thaw work deeper every winter, and gaps near the flue let hot gases reach the masonry and framing. Small joint repairs are straightforward when caught early, before the damage reaches the liner.
Real enough that sweeping is scheduled around it. Creosote builds on the flue walls with every fire, and a hot fire can ignite the glazed layer, turning the flue itself into a fire that cracks tiles and damages masonry. Annual sweeping, dry wood, and hot rather than smoldering fires all lower the risk a great deal.
Be careful, and leave the fireplace off until the top is checked if the cap is buried or the fire burns oddly after a big snow. A blocked cap means the flue cannot vent properly, and exhaust can spill into the room. Once the cap and vent are cleared and checked, the fireplace can go back into service.
Do not light a fire. Raccoons, birds and squirrels nest in open flues across Michigan in spring and summer, and a nest blocks the draft and holds moisture against the liner. Lighting under a blockage pushes smoke and carbon monoxide into the room. We remove the blockage, check for damage, and fit a screened cap.
No — and be wary of anyone who does. Every chimney fails differently, so a phone price is a guess that changes at your door. Our estimates are free: a tech looks at the actual problem, then gives you one clear price before any work starts.
