A chimney in Bothell is not fighting cold so much as water - months of rain, wind-driven storms and masonry that rarely gets a chance to dry out. This is what we actually find here, and what we check on every visit.
Northwest storms do not just drop rain, they push it sideways into caps, joints and flashing that shed a normal shower without trouble. A chimney that only leaks in hard weather is telling you exactly where the wind gets in. We trace leaks in those conditions, not just on dry days.
Brick and mortar that stay wet for months start to break down: mortar softens, brick faces flake, and the chimney weakens from the outside in. Saturated masonry in King County also holds water against the flue, which rusts dampers and stains fireboxes. Catching it early keeps a repair small.
A cold, wet flue is hard to light: the first fire spills smoke until the flue warms and dries enough to draw. In Bothell that pattern often points to water in the chimney, a partial blockage, or a cap problem. We diagnose the cause instead of telling you to just burn hotter.
When a hard freeze follows weeks of rain, water trapped in saturated masonry expands as it turns to ice, cracking mortar and splitting brick faces. Northwest chimneys get fewer freezes than mountain ones, but the ones they get land on wet masonry. Post-freeze cracking is a repair we watch for here.

Yes, given months of it. Brick and mortar absorb water, and masonry that never dries starts to soften, flake and crack. Water also travels down inside the chimney to rust the damper, stain the firebox and soak the flue lining. In Bothell, water is the main cause of chimney repairs we make - ahead of age alone.
At least once a year if you burn regularly, and after roughly every cord of wood. Damp wood and cool, smoky fires - both common here - lay down wet, tarry creosote faster than dry wood and hot fires do. That buildup is both a fire risk and the source of the sour smell a wet flue carries all summer.
Very likely. Water entering the chimney soaks soot and creosote, and damp deposits smell musty and sour, stronger in warm weather. The smell is a symptom; the cause is an entry point at the cap, crown or flashing, or saturated masonry wicking moisture in. We find where the water enters and fix that, then clean the flue.
Not always. A liner cracked by freeze damage or washed by years of water leaking in can let heat and exhaust escape toward the framing. Liner condition is invisible from the firebox, which is why we inspect on camera. If sections have failed, we repair the liner so gases stay inside the flue where they belong.
Not before an inspection. A Northwest chimney may have decades of rain damage that never showed indoors: softened mortar, a rusted damper, a stained and cracked liner. One inspection tells you what you have, whether it is safe to light, and what to repair first, in a plain-language report you can keep.
No — and be wary of anyone who does. Every chimney fails differently, so a phone price is a guess that changes at your door. Our estimates are free: a tech looks at the actual problem, then gives you one clear price before any work starts.
